She was a licensed architect with a talent for solving structural problems that made other people reach for a calculator and a headache.

I handled technical design, commercial planning, and project coordination.

Together, we had built Northline Design from two laptops and a rented office into a firm with fourteen employees.

We weren't famous.

We didn't have a glossy headquarters.

But our work had earned us serious clients.

Mercer Freight was one of them.

Rebecca listened without interrupting.

When I finished, she said, “Mara, how does your brother even know enough about the company to fake something like this?”

“He doesn't.”

“What do you mean?”

“My family thinks I work alone in my bedroom.”

Rebecca went quiet.

“You're serious.”

“Yes.”

“You've been running a commercial design firm for three years.”

“I know.”

“And they still think you do freelance drawings?”

“I know.”

Rebecca sighed.

“That is genuinely impressive in the worst possible way.”

Despite everything, I smiled.

“I tried telling them.”

“When?”

“At Christmas two years ago.”

“What happened?”

“Dylan interrupted me to tell Dad about the car he wanted.”

Rebecca groaned.

“That family is unbelievable.”

I looked down at Grandma's blue mug.

“I don't think they ever listened when I talked about work.”

“Well, Mercer is listening now.”

“I know.”

“Send me those files.”

I forwarded everything.

Rebecca called back less than two minutes later.

“I've seen the letter.”

“What do you think?”

“I think whoever made it didn't understand how our firm actually operates.”

“How?”

“The language is wrong. Our standard agreements don't identify a family liaison. They identify a project lead.”

“So?”

“So Dylan clearly had access to information about the company, but he doesn't understand the company.”

That distinction mattered.

I opened the letter again.

There were small inconsistencies I hadn't noticed the first time.

The logo was from an older version of our letterhead.

The title under my name was outdated.

The spacing was slightly wrong.

And the signature had been copied from somewhere.

“Rebecca.”

“Yeah?”

“This isn't just sloppy.”

“What?”

“He was trying to make it look legitimate.”

She was quiet.

“Then let the attorneys deal with it.”

“I intend to.”

After we ended the call, I opened the financial proposal.

The numbers made my jaw tighten.

Dylan had described Mercer Freight as owing my family a future business-development advance.

He had listed expenses that didn't exist.

Travel costs.

Consulting fees.

Administrative support.

He had even included a projected figure for “family property security.”

I stared at the address.

It was our townhouse.

The place where I had lived since childhood.

The place Dylan had just claimed he needed because his career required more room.

The place where he had placed my belongings beside the garbage.

And now he had offered it as security for money from his employer.

I called Nora again.

She answered immediately.

“Did you find something?”

“Several things.”

“Send them.”

I did.

There was a long pause.

Then she said, “Mara, how much does your family know about the property?”

I swallowed.

“They think my father owns it.”

“Does he?”

“No.”

She was silent.

“You're sure?”

“I've been sure for eighteen months.”

I heard papers moving on her desk.

“Then Dylan has made a serious mistake.”

I closed my eyes.

“That's what I thought.”

“Come to my office before your meeting with Mercer.”

“I will.”

When I arrived, Nora was waiting with a folder already open.

She looked older than I remembered, but her attention was as sharp as ever.

Grandma had trusted her completely.

So had I.

Nora pushed a document across the desk.

“Tell me what you remember.”

I looked at the page.

“The mortgage?”

“The foreclosure.”

I nodded.

Four years earlier, Dad's construction-supply business had collapsed.

Two major customers failed to pay him.

He used nearly all of his savings trying to keep the company alive.

Then the mortgage payments fell behind.

At first, I covered them.

Then came the property taxes.

Then the furnace.

Then another round of mortgage notices.

Every time I thought the situation was under control, another bill surfaced.

I had been twenty-four.

I was already working long hours.

Still, I stayed.

That house held too much history for me to walk away.

Grandma had taught me to grow tomatoes in the backyard.

She had sat at the kitchen table while I drew houses.

She had measured my height against the pantry door until the last summer of her life.

I couldn't imagine losing the place.

Then Dad admitted there were additional debts attached to the property.

Debts he had not told me about.

By the time I discovered them, foreclosure proceedings had already begun.

I remembered confronting him in the kitchen.

“You let me keep paying without telling me everything?”

He had looked exhausted.

“I thought I could fix it.”

He couldn't.

The foreclosure moved forward.

That was when Nora stepped in.

She reviewed the financial records.

She explained what I could legally do.

By then, Northline Design was finally profitable.

I had savings.

I could qualify for financing.

And for the first time in my life, I could solve a problem without waiting for Dad to tell me what was possible.

So I bought the property.

Not personally.

Nora advised me to establish a limited liability company.

Alder Harbor Properties.

I was its sole owner.

The transaction was recorded.

The foreclosure debt was resolved.

My parents no longer owned the house.

But they never understood that.

When I told them they could continue living there, Dad assumed I had somehow arranged an agreement with the lender.

He never asked who had purchased the property.

Mom never asked either.

They simply stayed.

For eighteen months, I paid the taxes.

I paid maintenance costs.

I paid for the furnace.

I replaced the refrigerator.

I never charged them rent.

I kept my bedroom upstairs and continued working there.

I told myself I was protecting them from embarrassment.

Nora watched me quietly as I finished explaining.

“You understand what that means now?”

“Yes.”

“They threw the owner of the house out.”

I gave a tired smile.

“Yes.”

Nora closed the folder.

“And your brother attempted to use that same property as security.”

“Without knowing he was using mine.”

“Exactly.”

I looked down at the documents.

“Should I tell my parents?”

“That's your decision.”

“What would you do?”

Nora didn't answer immediately.

“You've spent years making decisions to protect their feelings. Maybe this one should protect yours.”

The words stayed with me.

I left her office with copies of the deed, the company records, and every document connected to the property.

On the drive downtown, I kept thinking about the same question.

What would happen when my family learned the truth?

I didn't know.

But I knew one thing.

For once, I wasn't going to soften the truth before they had a chance to hear it.

Click here to continue reading: PART 4: At Mercer Freight, My Brother’s Lies Were Laid Across the Conference Table, and One Question Forced Me to Reveal What He Never Knew

I called Rebecca before I left.
